Stoford and Midland Land Portfolio Limited (MLPL), part of Severn Trent plc, have unveiled proposals for a 660,000ft² manufacturing-focused development in Wolverhampton.

Under a development agreement with MLPL, Stoford plans to deliver up to four build-to-suit industrial units across a 39-acre employment site allocated for development. The project will be known as Stoford Park i54.

Properties will extend from approximately 50,000ft² to more than 500,000ft², catering for occupiers looking for high-quality manufacturing and industrial facilities through pre-let or pre-sale arrangements.

Stoford director Gerard Ludlow said: “Stoford Park i54 provides an opportunity to deliver high quality manufacturing space in a location that has already established itself as a destination for advanced manufacturing and engineering businesses.

“Our partnership with MLPL is enabling us to bring forward a flexible scheme that can respond to occupier requirements and deliver buildings quickly once planning is secured.”

The proposed development will incorporate a range of low-energy measures to help lower carbon emissions, including photovoltaic panels, LED lighting, electric vehicle charging infrastructure and rainwater harvesting. The buildings are expected to achieve BREEAM ‘Excellent’ and EPC ‘A’ ratings.

Stoford and MLPL intend to submit an outline planning application in November 2026, with construction scheduled to begin during the first quarter of 2028.

MLPL senior property development manager Stewart Kellie said: “We’re pleased to be working with Stoford to bring this site forward.

“There is a real opportunity to create new jobs and attract investment to the area, while making good use of land that has been allocated for employment. We’re looking forward to working together to take the plans through to the next stage.”
